Introduction

Glenn Martin & Associates are SEI (Sustainable Energy Ireland) national registered Building Energy Rating (BER) Assessors.

We currently prepare and issue Preliminary and Final BER Certificates for single or multiple residential units for individual owners, developers, landlords and design teams alike.

Glenn Martin & Associates can prepare Advisory Reports setting out how to improve a buildings rating, save on energy and reduce a buildings annual running costs.

Our in house quantity surveying and cost consultancy services can further assist our clients at the design stage on the construction costs associated with improving technical specifications and the buildings rating.

Legislation & Roll-Out

Since 1st January 2007 all new residential buildings for which planning permission was applied will require a BER certificate when they are offered for sale or for rent. BER certificates shall then be required for all new non-residential (including public service) building from 1st July 2008 and for all existing residential and non-residential buildings offered for sale or for rent from 1st January 2009.

The legislation does not apply to listed buildings, listed national monuments,  places of worship, temporary buildings, industrial/agricultural buildings and small ‘stand alone’ buildings not exceeding 50m2.

The objective of the Directive 2002/91/EC on the energy performance of buildings is to promote the improvement of the energy performance of buildings within the Community, taking into account outdoor climatic and local conditions, as well as indoor climate requirements and cost effectiveness.

Information Required

In order to carry out an accurate and representative BER assessment a full set of detailed drawings and specification will be required from our clients or their agents (architect / engineer).

Where this information is not furnished in full it will be necessary to complete an information required sheet which shall be issued upon appointment of Glenn Martin & Associates. It should be noted that lack of information can lead to delays in final issue of the BER certificate.
